As you know, CM/GC projects give you a single point of contact for the whole project. This is ideal for clients who need to focus on their business throughout the project or don’t have much experience in the construction industry.
Halcyon stands apart because here your Preconstruction Manager is also your Project Manager. This ensures no “lost in translation” issues between departments and phases. Your Project Manager will understand how the drawings evolved and the key items most important to you.
Collaborative work sessions that include you, the architect, engineers, and subcontractors opens the thought processes, allowing everyone to share expertise and take away action items.
Design Elements & Cost Effectiveness
When engaged early, we can provide design assistance, faster project delivery, elimination of costs caused by inefficient or non-constructible designs, improved design documents, more accurate budget control, and incorporation of value engineering options.
Total Construction Cost
Halcyon will develop a comprehensive budget including hard costs, off-site costs, and soft costs. We will provide a value proposition in a format you will easily understand. Concerns are distilled into logical decision packages.
We develop cost menus and decision-making matrices that respect design intent, focus on MEP systems and your key interests (sustainability, for example), while addressing the inflexible realities of time and budget. Successful value analysis exercises yield a menu of choices and costs.
You get the final decision on the appropriate combination of cost savings, performance, and preservation of design integrity.
Whenever possible, Halcyon offers design alternatives that eliminate unwanted costs while improving function and quality. We consider availability of materials, construction methods, transportation issues, and site limitations & restrictions. We include the entire project team from ownership to subcontractors.
It’s about seeing a wider view and looking for a more cost-effective solution that achieves the same objectives.
Scheduling Critical Path
Halcyon develops a detailed construction schedule prior to bidding any job. Then we drill it into our subcontractors.
The project schedule is included in the Bid Manual. Bidders are required to acknowledge on their Bid Form that they have reviewed and understand the project schedule. Bidders are briefed on the project schedule at a pre-bid meeting. Meeting minutes are issued after the pre-bid meeting to reiterate the project schedule.
We include all subcontractors in fine-tuning the project schedule after awarding their contracts. We achieve buy-in by all parties which fosters both teamwork and project schedule discipline.
Logistical Planning and Bid Packaging
Halcyon achieves superior buy-out by ensuring subcontractors understand their complete scope of work and by eliminating redundant scopes and equipment needs.
Pre-Qualifications of Subcontractors
We carefully review subcontractors’ safety records. We assess performance on each project. We consider financial strength. And we re-evaluate each relationship annually to reaffirm qualifications.
Qualifications are scored against a quantifiable standard to ensure objectivity. We pay promptly and treat fairly.
While it isn’t easy to qualify as a Halcyon subcontractor, neither is performing work to Halcyon standards.
Site and Mobilization Logistics
Well-thought-out logistics lead to more efficient projects. Coordinated tasks reduce surprises. We will demonstrate that our team fully contemplated every detail of your project.
